This villa is situated in the hills around Lucca, along the wine trail that climbs up from Montecarlo to Matraia, through an area of rare natural beauty filled with lanes bordered by olive-groves and vineyards, surrounded by ancient churches and the historical villas of noble local families.
The villa is situated inside a large, panoramic property on the top of a hill from which it is possible to enjoy views of the whole valley. This old country house has been perfectly renovated and offers all mod cons.
The villa has excellent quality furnishings, with air conditioning in the bedrooms, Wi-Fi internet connection, satellite TV, CD player, alarm system and barbecue.
Outside, guests can enjoy the spacious outdoor areas with lawns and olive-groves, as well as two covered verandas with tables and chairs. One of the verandas can be accessed from the kitchen and dining room and is suitable for eating “al fresco”. It also borders on the relaxation area which features a large whirlpool bathtub for up to 10 people, and a sunbathing area with sunbeds and deckchairs.
The small town of Gragnano is nearby, Lucca is 13 Km away, Florence 70. The beaches of Versilia, including Viareggio and Forte dei Marmi, are just over 40 Km away.

GROUND FLOOR: two steps lead from the garden to the entrance hall. To the right is a large living room with French windows leading back into the garden.
The entrance hall leads to the dining area which opens onto a large habitable well-equipped kitchen with a central island unit and dishwasher. Both rooms lead onto the covered veranda which is furnished for eating “al fresco”.
FIRST FLOOR: around 20 steps lead up to a corridor from which 5 bedrooms are accessed: 1 single bedroom with large single bed (120 cm), bathroom with large shower; 1 double bedroom with king size four-poster bed (180-200 cm), bathroom with whirlpool bathtub and separate large shower; 1 twin bedroom with bathroom featuring double sink and standard shower and bathtub; 1 twin bedroom which, by going down two marble steps, leads to a spacious bathroom with double entrance, whirlpool bathtub, large shower and walk-in closet. This bathroom serves two bedrooms, in fact, five steps lead down to a large suite with king-size bed (190-200 cm) and elegant relaxation area from which it is possible to access a delightful studio on the ground floor that leads into the garden.
On the ground floor there is a laundry room with washing machine and tumble drier, and three small rooms: a downstairs bathroom, a shower room, and a small bedroom which could be used for domestic staff.
All the bedrooms have air conditioning.
Other services included in the price: Cleaning during the week 3 hours, 2 times per week for a total of 6 hours per week. Electricity consumption included up to a maximum of 150 KW per week.
