This beautiful modern villa is located in the Roccamare district, a group of high quality residences which was developed inside the pinewood of the same name in the second half of the 20th century. The villa is approximately 5 Km from the beautiful seaside town of Castiglione della Pescaia, characterized by the historic town center nestling on the hill, as well as the port and the splendid beaches. The town has food stores and other types of shops as well as supermarkets. The villa is perfectly furnished with excellent facilities. The outdoor areas are extremely comfortable and agreeable and include a large loggia where it is possible to eat “al fresco”, and various areas with amenities where guests can relax and enjoy the peace and tranquility. The small internal streets lead directly to the splendid beach reserved for residents – around 300 meters by foot. There is a bathing hut by the sea for the exclusive use of guests staying in the villa which they can use to get changed in, as well as a shaded structure with table, benches and deck chairs. The town of Grosseto is 18 Km away. Well worth visiting are the Etruscan ruins of Roselle, around a 30 minute drive away, as well as the numerous small villages dotted around the area.

Large living room with TV, fireplace and double sofa-bed, adjoining dining area with table for 6/8 people. The living room leads directly to the loggia which has a large table for 12 people. Kitchen with oven, freezer, dishwasher and table for 4 people. The kitchen leads to a courtyard with an outdoor shower. A corridor leads to the night area which has: 2 double bedrooms; 2 bedrooms with three single beds; 1 bathroom with shower; 1 bathroom with bathtub; 1 bathroom with bathtub and shower. Glass veranda with double sofa-bed.
Paid on site in cash: Obligatory cleaning during the week: 4 hours a day, 1 days per week for a total of 40 Euros per week. Extra cleaning hours 10 euros per hour. Chef: typical Tuscan cuisine
