Villa i Cipressi is situated in the centre of the attractive town of Capannoli, 30 km from Pisa. The villa has been entirely renovated in recent years, the work being carried out by the owner herself who has managed to achieve the highest levels of quality and functionality, furnishing it with valuable period pieces and elegant decor accessories. With an eye to providing the latest in modern comforts and amenities, the villa has been provided with air conditioning throughout as well as a wi-fi system and internet connections in all the bedrooms. The kitchen is impeccably furnished, and even lends itself to the organisation of small-scale cookery courses. Two members of domestic staff, who live in a separate part of the property, are available to prepare breakfast, for cleaning services and other daily requirements. They can also prepare lunch and dinner, the costs of which are to be paid on site. In the garden, in addition to the aperitif/dining area and other areas furnished with lounge furniture, there is also a 5x6 m swimming pool, complete with Jacuzzi.
The owner, who speaks English and French, will welcome guests on arrival and will be available to resolve any kind of problem, and she can also organise cookery courses or cultural tours on request. She lives in a part of the property adjacent to the villa, with external entrance, which does not overlook the section reserved for guests. Shops and other essential services are within easy reach on foot in the nearby village. In addition to being a luxury residence, the villa is also strategically placed for reaching the cultural sites of Tuscany, with Florence and Lucca about 70 kms away, Volterra 35 and the beaches of the Tyrrhenian coast just 40 km distant. 14 kms from the villa, the Terme di Casciana offer a wellness centre and spa treatments. Another attraction not to be overlooked is the excellent local food and wine.

Accommodation (700 sq meters):
GROUND FLOOR: hall, 1 double bedroom with bathroom with shower, studio with guest bathroom; descending a short flight of stairs we come to a corridor that leads to the sitting room/library with TV and the spacious lounge with fireplace (both leading onto the garden), after which we come to the dining room and the kitchen and breakfast room, equipped with 2 dishwashers, ovens, fridges, freezer and numerous accessories; laundry with 2 washing machines and dryer. In the section of garden in front of the dining room is a covered external area equipped for eating in the open air. FIRST FLOOR: small sitting room, lounge, fully-equipped second kitchen, 1 bedroom with small double bed with bathroom with shower, 1 twin bedroom with bathroom with bathtub and shower, 4 double bedrooms with bathrooms with bathtub and shower, one with small sitting room, large covered terrace with view of the square in front and of the church.
Other services included in the price: Cleaning during the week 6 hours, 6 times per week for a total of 36 hours per week.
